Real estate developer seeking Project Manager/ Site Supervisor to oversee day to day construction of new 14,500sf residential development. The ideal candidate must understand construction sequencing, anticipate field issues, coordinate and oversee scheduling, communicate issues with developer and consultants, analyze percentage complete from labor and work perspective, review all sub-contractor requisitions, job costing, analyze change order costs for labor/materials, scopes of work, subcontract review and do weekly site safety inspections.
The ability to communicate effectively and efficiently with all levels of management is crucial. Attention to detail is critical in monitoring work, compliance with submittals and design documents.
Experience/Requirements:
• Computer skills: Microsoft Project (or other scheduling platform)/Excel/Outlook and Word.
• Highly Organized
• Job costing and requisitioning
• Must have mid-rise experience (10+ stories) within the five boroughs
• Effective and efficient communicator
• Understanding of trade sequencing/
• Understanding of fast tracking
• Understanding of labor requirements for scheduling
• AIA Requisitioning
• Familiarity with MEP systems/operations
• Familiarity with NYC Building Codes
• Minimum 5 years project management experience
• Minimum 5 years field experience
• Excellent work ethic
• Experience with piles, steel framing, core and shell and foundation work
• Education in either architecture, engineering, construction management
• Must be a team player
